WHEREAS, the VENDOR is the absolute lawful owner of a plot of land measuring 0B - 1K - 5.00 Ls (equivalent to 3,607.00 sq. ft.) under Dag No. [____], covered by P.P. No [___] situated at [LOCATION OF THE SALEABLE LAND], [______] Mouza, Within [_____] Revenue Circle, District [______] [STATE], which is fully and more particularly described in the schedule hereinafter mentioned.

WHEREAS, the VENDOR has decided to sell and, the PURCHASER have agreed to purchase the said plot of land with all right, title, interest, ownership and possession in respect of said land at a total consideration of Rs. ___________/- (Rupees ___________________) Only which has been paid by the PURCHASER to the VENDOR in full collectively, receipt of the which amount the VENDOR doth hereby admits and acknowledges. The details of the payment of Consideration are enumerated herein below in the Memo of Consideration.
AND WHEREAS, necessary permission for sale of the aforesaid land has been obtained from the Office of the Deputy Commissioner, [LOCATION] Vide 1 Nos of Sale Permission being Sale Permission No: NOC/18/______/202__-______ dated ___/___/202__.
NOW THIS DEED OF SALE WITNESSES AS FOLLOWS:
- That in pursuance of the aforesaid negotiation and in consideration of the said sum of Rs. __________/- (Rupees _______________), hereby paid by the PURCHASER to the VENDOR being the total consideration of sale price (the receipt of which amount the VENDOR both hereby admit and acknowledge), the VENDOR being the absolute lawful owner of the land hereby sell, convey, transfer and assign unto the PURCHASER all that is piece and parcel of land measuring 0B - 1K - 5.00 Ls (equivalent to 3,607.00 sq. ft.) under Dag No. [____], covered by P.P. No [___] situated at [LOCATION OF THE SALEABLE LAND], [______] Mouza, Within [_____] Revenue Circle, District [______] [STATE] as fully detailed in the schedule below, with all their rights, title, interest privileges and easements whatsoever, over the said landed property of the VENDOR therein or thereto; free from all encumbrances and charges; and TO HOLD the same unto the PURCHASER absolutely and forever as the lawful owner thereof.
- That the VENDOR hereby covenants with the PURCHASER as follows: -
- That the said landed property shall be quietly held and enjoyed, and the rents and profits received therefrom by the PURCHASER without any interruption and/or disturbance by the VENDOR or any person claiming through or under her.
- That the landed property along with all standings thereon hereby sold is free from all encumbrances and the VENDOR has good and valid title and absolute authority to convey the same hereby conveyed.
- That the VENDOR shall support any application which may be made by the PURCHASER for the mutation of purchaser’ name in the Records of Right in respect of the landed property hereby sold, and the VENDOR and all person(s) claiming through or under them shall and will, from time to time upon the request and cost of the PURCHASER, do and execute or cause to be done and executed all such acts, deeds and things whatsoever for further better and more perfectly assuring the said landed property and every part thereof unto the PURCHASER placing the PURCHASER in possession of the said landed property, according to the true intent and meaning of this presents, as shall or may reasonably be required.
- The VENDOR hereby also undertakes to indemnify any loss or damage caused to the PURCHASER due to any defect in the right, title, and interest of the VENDOR in respect of the said land.
- That the VENDOR hereby undertakes to indemnify the PURCHASER in respect of any arrears regarding any fee, taxes, land revenues of the said land hereby transferred and conveyed and assessed or levied up to the date of this DEED by the Government or any other local body.
- That the VENDOR hereby further confirms and admits that the landed property hereby sold has already been given into possession of the PURCHASER.
